Every business owner we talk to says the same thing when we raise the topic of LED lighting: "Yes, I know I should switch, but the upfront cost is too high." We understand the hesitation. But when you run the actual numbers — energy consumption, maintenance hours, bulb replacement cycles — the picture looks very different.

This article breaks down the real cost comparison between LED and traditional fluorescent or metal halide lighting over a 3-year period, using figures based on projects we've completed for commercial clients.

The comparison: a typical commercial space

Let's use a realistic scenario: a 500 sqm retail or office space running 80 light fittings, operated for 10 hours a day, 6 days a week. That's roughly 3,120 operating hours per year.

Fluorescent (T8) LED Equivalent
Wattage per fitting 58W 22W
Total draw (80 fittings) 4,640W 1,760W
Annual kWh consumed 14,477 kWh 5,491 kWh
Annual energy cost * ~$2,171 ~$824
Bulb lifespan 8,000 hrs (~2.5 yrs) 50,000 hrs (~16 yrs)
Bulb replacements over 3 yrs ~1.2 cycles (80 bulbs) None
Replacement cost over 3 yrs ~$480 (bulbs + labour) $0

* Based on $0.15/kWh commercial tariff

The 3-year total

Running these numbers through to their conclusion:

  • Fluorescent system (3-year total cost): $6,993 in energy + $480 in maintenance = $7,473
  • LED system (3-year total cost): $2,472 in energy + $0 in maintenance = $2,472
  • Difference: $5,001 saved over 3 years
"For most commercial spaces, the LED retrofit pays for itself within 18 to 28 months. After that, it's pure savings on the bottom line."

A full LED retrofit for an 80-fitting commercial space — including professional installation and any wiring adjustments — typically costs between $2,500 and $4,000 depending on the fixtures chosen. That means most businesses break even within the first 2 years and are in profit from year 3 onwards.

What the numbers don't capture

The financial case is compelling on its own, but there are several additional benefits that don't appear on a spreadsheet.

Light quality. Modern LED fixtures produce a much more consistent, natural-looking light than fluorescent tubes. Retail research consistently shows that better lighting quality improves product presentation and customer dwell time. For office environments, better lighting reduces eye strain and improves worker concentration.

Heat reduction. Fluorescent and metal halide fixtures generate significant heat. In summer months, this adds directly to your air conditioning load. LEDs run cool, which reduces your HVAC costs on top of the direct lighting savings.

Less disruption. Fluorescent tubes fail unpredictably and need replacing during business hours. LED fixtures with a 50,000-hour lifespan essentially remove lighting maintenance from your schedule for over a decade.

Is your space a good candidate?

LED retrofits work well in virtually any commercial environment — offices, retail spaces, warehouses, restaurants, and hospitality venues. The savings scale with operating hours: businesses running 12-16 hours a day will see even faster payback than the figures above.

The only situations where we'd recommend pausing before committing are very old buildings where the wiring infrastructure would need significant upgrading to support new circuits — though in most cases, this is an investment that pays back alongside the lighting savings.
