Sector 1 has the most varied building stock in Bucharest: interwar villas around Primaverii and Dorobanti, blocks from the 1960s along Ion Mihalache and in Domenii, and new construction in Baneasa and Pipera. Each type of building comes with its own electrical issues, and a fix that works in a villa on Aviatorilor rarely applies to an apartment in Bucurestii Noi.

What we typically find in interwar villas

In houses built between 1920 and 1940, the wiring has usually been extended several times over the decades without the riser cable โ€” the cable that runs from the meter to the consumer unit โ€” ever being replaced. We regularly find rubber- or fabric-insulated conductors, twisted joints buried inside walled-in boxes, and consumer units that have grown organically until they no longer follow any logic.

The real problem isn't the age of the cable itself, but the mismatch between today's load and the load the house was originally designed for. A villa that once had lighting and a handful of outlets now runs a boiler, air conditioning on three floors, a dishwasher, an electric oven, and sometimes an EV charger in the driveway. The original riser simply can't carry that.

The blocks in Domenii and Ion Mihalache

The blocks built here in the 1960s and '70s mostly have aluminium wiring and stairwell panels that haven't been touched since installation. Aluminium has an inconvenient property: it relaxes under a terminal screw over time, the contact loosens, and the connection point starts to heat up. That's where most of the incidents we see in this type of building originate.

In renovated apartments we often find a specific situation: new outlets and circuits are correctly run in copper, but they're connected to an old aluminium riser sized for consumption levels from fifty years ago.

New construction in Baneasa and Pipera

Here the problems are of a different kind. The wiring is new and generally compliant, but rushed handover work is common: unlabelled circuits, protection devices sized generically for the whole panel instead of calculated per circuit, and no surge protection in an area with a lot of overhead-fed homes.

For properties fitted with solar panels afterward, we separately check how the inverter was connected and whether there's a proper way to disconnect from the grid.
